    Our Loan Process

    Our Loan Process is designed to provide an accurate underwriting analysis consistent with the requirements of conventional as well as non-conventional investors.  By providing our underwriters with the necessary information, we are able to provide you with a Letter of Intent with proposed terms and conditions expeditiously.

    By becoming one of our Affiliates, you will be able to submit commercial loan transactions online, utilize the knowledge and expertise of our underwriting staff and be protected on your fees.

Underwriters Preferred Commercial Lending Trust "UPCLT" is a commercial mortgage company. Our combination of market knowledge, proven transaction processes, and vast lending resources provides a unique market advantage for our clients. Our Account Executives are dedicated to working hand in hand with you, the client, until your request is complete and funded.  We can quickly assess if the loan you are looking for can be done with us.

    2. If an Account Executives determines your loan request can be met, you will be asked to complete a one page Executive Summary form, an Income and Expense form and Rent Roll.
    3. Once we receive the necessary forms, our internal underwriters will review your request and respond with a denial or a Letter of Intent outlining proposed terms.

    By providing our underwriters with a few pieces of key information about your deal we are able to provide you with an outline of proposed terms, often in less than 24 hours.
